The Digital Building Identity (HTK) is the official digital file of every property, whether it is a full building or an independent unit such as an apartment. This unique electronic file follows the property throughout its lifetime and is identified by a specific HTK code.

During the preparation process, a licensed engineer collects, verifies, and digitizes all relevant technical, legal, and ownership documents — including building permits, architectural plans, Energy Performance Certificates (EPCs), ownership titles, and declarations of regularized constructions.

The HTK ensures that each property’s documentation accurately reflects its current legal and physical condition, and that every future modification is properly recorded. Governed by Law 4495/2017, as amended by Law 4643/2019 and Law 4759/2020, it consolidates all property-related information into a single, digital repository, reducing bureaucracy and facilitating transparency.

Since April 2022, the HTK has been mandatory for all property transfers (sales, donations, and parental grants) and is progressively becoming a requirement for rental, energy upgrade, and licensing procedures.
